What Does Our Inspection Cover?

Mechanicals:

  • In our report, we cover all the mechanical systems in the home to make sure they are in good, working condition before moving onto the next step.
  • The mechanicals covered in the inspection include: water heaters, air handlers, air compressors (outside unit often referred to as an ‘air conditioner’) furnaces, and more if applicable. 
  • We include video references to these mechanicals in our report to ensure the working order at the time of inspection. 

Electrical:

  • After making sure the mechanicals are in working order, we then move onto the electrical systems.
  • The electric panels and components of the electrical system are tested for functionality and safety.
  • We also ensure that the electrical in the panel is not one of the problematic set-ups that were recalled throughout the years (i.e. Sylvania). 
  • Once we ensure the electrical panel is in working condition, we test all the GFCI and AFCI breakers, as well as GFCI outlets in bathrooms, kitchens, and along the exterior to ensure they are working safely and effectively. 

Roof:

  • One of the most important aspects of your home is the roof. This is why we take multiple photos from above using our camera, as well as physically touching the shingles to ensure your roof is doing what it should.
  • Through years of experience, we are able to determine the age (within a few years), as well as condition, life-expectancy, and any issue points that could cause leaks.
  • After reviewing the roof and taking multiple photos from all angles, we move onto another important aspect of your home. 

Foundation:

  • Alongside the roof, the foundation is one of the other most important aspects of your home. This is why we are thorough and extensive in our search for issues. 
  • We are able to determine if your foundation is on solid footing, and problem free. 
  • While we often times see cracks in basement foundation walls or crawlspace block foundations, we are able to determine the truly problematic areas, and recommend repairs. 

Plumbing:

  • Finally, we run multiple items of plumbing at once to ensure the stability of water pressure, as well as check for leaks and problem areas. 
  • Not only do we check for leaks and pressure stability under heavy use, we also ensure that all sump pumps, up-flushes, and other water-related devices are working.
  • A loose toilet might not seem like much of an issue, but it is one of the most common leak points we find on homes, new and old.
